Fourth Ave McDonald's Shuts Down For More Big Real Estate


Credits: Brownstoner/McDonald's ad/ StockI felt incredibly torn when I saw the headline that read “Park Slope McDonald’s site up for grabs.” My brain flashed through images ranging from my first Happy Meal to a greasy Quarter Pounder that made me want to puke. Then I realized they were just talking about the wannabe Park Slope McDonald’s on 4th Ave and 1st Street. Everyone knows there’s only one real Park Slope McD’s and it’s on 9th Street just off 5th Ave.
The Fourth Ave location that no one who lives in Park Slope actually goes to is only being called the “Park Slope McDonald’s” by Ofer Cohen, president of TerraCRG and his cronies. They’re looking to flip the 100ft by 100ft corner lot for a straight up sale or a $600,000 yearly lease. And obviously the best way to do that real estate in Brooklyn is to say it’s in “Park Slope.”
Not that they should have any trouble moving the property, even if everyone knows their “Park Slope” hook is bullshit. Over the past few years, Fourth Ave has become a prime location for monstrous residential developments of sizes and prices usually reserved for Manhattan. TerraCRG hopes to attract a monster project like JDS Development and Property Market Group’s 202 8th Street and the Naftali Group’s Landmark Park Slope at 267 Sixth Street to name a few.
Unlike those rental buildings, though, Cohen believes this could be a solid location for an old school condominium like we use to see when the economy was really super-awesome for gentrification. Mostly because it’s tiny enough to make developers money if they went condo-style. Anything with more than 20 or so units becomes a rental building these days.
So, if you actually go to that McDonald’s, start rethinking your Happy Meal plan. You have until March 2014, at which point Ronald, the Hamburgler and friends will need to find new digs.
