What a Brooklyn Broker Thinks of The Park Slope Arias
Recently I attended Broker’s Night at The Arias, a giant new residential building on 4th ave and Douglass that saw its first residents move in at the beginning of July, and is now 70% occupied, according to their website. The evening, which is meant to woo the 40+ attending brokers into enticing their clients to rent, was spent ogling a 1 bedroom model room and gorging on food and booze on the building's roof deck. All in all, not a bad night spent.
First, let's talk price. Studios start at the $2,300's, 1 bedrooms at the $2,900's and 2 bedrooms at the $4,200's. I really liked the 1 bedroom unit: pretty standard layout, lots of storage in the kitchen (built-in wine racks!) and rainforest shower heads!
The Arias also has some pretty great features: there's the standard “hang out room” in the lobby that every luxury building has. It's equipped with a pool table and a cooking area (in case you need a break from your own kitchen). There's also a fitness center that features a a yoga room. I get wanting convenient, but for me, personally, that's almost too accessible. Am I so fucking lazy that I can't be bothered to WALK OUTSIDE to get to yoga class? Lastly, and most impressively, the panoramic view roofdeck is equipped with private cabanas, barbecues, and fire pits.
The building itself, I don’t hate it. I wanted to, believe me! But there are so many worse “luxury” buildings around these days. Overall, for an amenity-heavy luxury building, the Arias gets high marks: it’s nice to look at, well-constructed and has unique things to offer.
I think they are fairly priced and competitive for the luxury buildings. Versus the avalon, for example, it's way more manageable (not as many apartment units, not as high, not as cookie-cutter). Overall The Arias just has more of a unique feeling compared to all the others.
The units have rented very quickly, so The Arias has managed to make 4th ave desirable to Park Slope snobs!
